Post
Auction Inspection for Buyers
Same service
as the Pre-Purchase inspection, but it will take place after you purchase at
auction. The inspection report will give you a status of all systems and
components of your new home. You will be made aware of any problem areas, and
let you know if there are any near future expenditures you should budget for.
This will minimize the risk of any “surprises” catching you unaware. The owner
is encouraged to attend the entire inspection.
Upon completion of the inspection, a

includes a seasonal maintenance checklist, home file system for important

Pre-Listing
Inspections for Sellers
In preparation
of listing a home for sale, the professional home inspector will visually
examine the readily accessible systems and components of a home and operates
those systems and components utilizing industry Standards of Practice. This
will give you an opportunity to ensure your listing price is consistent with
the home’s condition, or give you an opportunity to make repairs to support a
higher listing price. Either way, you minimize the chance of last minute
negotiations prior to closing. The owner is encouraged to attend the entire
inspection. Areas to be inspected include:
- Property & Site
- Exterior & Garage
- Roof & Attic
- Basement/Structure
- Heating/Cooling systems
- Plumbing Systems
- Electrical Systems
- All bathrooms and fixtures
- All interior living spaces

can be higher or lower depending on the area and many other conditions,
including weather and home construction. Testing is performed using EPA
protocol for home sellers and buyers.
